Budgeting and Reporting
We help set annual budgets with anticipated revenues, operating expenses, property taxes and capital expenditures; report monthly on financial performance with income statement, balance sheet, budget comparison, trial balance, rent roll, accounts receivable, cash flow and bank reconciliations.
Financial Management
Lease Administration
We compile lease summaries and monitor to ensure compliance with the covenants, terms and conditions of each lease; bill and collect all monies due under each lease; track lease expiry dates of current tenancies and oversee extension, amendment, or surrender negotiations; work with brokers in reletting space that is vacant or coming vacant.
Property Maintenance Services
We contract for or purchase all services required for daily interior janitorial and/or exterior cleaning, snow removal and ice removal on walkways, driveways and parking lots, landscaping and gardening; provide conditions for safe pedestrian and vehicle access to, and travel through the property; ensure codes and by-laws are adhered to; arrange unhindered access to municipal, utility and emergency personnel.
Building Operations & Maintenance
Property Administration
We work with Owner’s insurance broker to obtain complete and cost-effective liability, boiler/machinery and building replacement policies; use tax consultant of Owner’s choice to appeal property assessments and compile annual recovery schedules; provide information to Owner and/or legal counsel of notices or claims against the Property.
Human Resources Administration
We select, contract for or employ at competitive wages, assign, supervise, and direct full-time and part-time personnel in such reasonable numbers as are required for operation and maintenance of the Property/Properties; manage payroll (with filing of CRA tax, E.I., C.P.P. & providing annual T-4 slips to employees).
Value-added Services
We offer project management for landlord’s work and tenant fit-out or improvements; coordination and oversight of capital projects; negotiation of rental abatement or deferral agreements during economic downturn; annual calculation of operating cost and property tax adjustments for each tenant; generate and track work orders from tenant service requests; implement energy management programs; monitor tenant insurance compliance; manage contractor insurance and WSIB compliance.
Due Diligence
We arrange and coordinate appraisal, environmental site assessment(s), property/building condition assessment for acquisition, financing/refinancing and disposition of property assets.
